Evans, as Trustee for Mortgage Electronic Registration Systems, Inc., solely as nominee for FirstBank dated July 26, 2017, and recorded on July 28, 2017, in Book 321, Page 768, Instrument No. 17075876, in the Register's Office for Decatur County, Tennessee (“Deed of Trust”), conducted by Padgett Law Group, having been appointed Substitute Trustee, all of record in the Decatur County Register's Office. Default in the performance of the covenants, terms, and conditions of said Deed of Trust has been made; and the entire indebtedness has been declared due and payable.

Legal Description: Being and lying on the North side of Townsend Circle in the City of Parsons, 6th Civil District, Decatur County, Tennessee, and BEGINNING on a steel post on the South boundary line of a tract owned by Bill Pomeroy which steel post being located South 88 degrees 57 minutes West 101 feet from the Eastern point of the Bill Pomeroy tract and said beginning point being also the Northwest corner of a lot owned by Ralph Klimek, runs thence with the Klimek line, South 01 degree 03 minutes East 150 feet to a steel stake on the North margin of the right-of-way of Townsend Circle and at the Southwest corner of the Klimek lot; thence with the North margin of the right-of-way of Townsend Circle South 88 degrees 57 minutes West 200 feet to a concrete corner mark thence North 01 degree 03 minutes West 150 feet to a steel post in the Bill Pomeroy line; thence North 88 degrees 57 minutes East 200 feet with the Bill Pomeroy line to the point of beginning. Survey as of November 13, 1976, by Lyndell Daniel, R.L.S. No. 501. Beatings magnetic as of said date, and measurements made level.

Being the same property conveyed to Chas Dylan Lomax by Frederick Hill and wife, Melodie Hill by Warranty Deed executed July 26, 2017 and of record at Book 321, Page 766 in the Register`s Office of Decatur County, Tennessee.

Street Address: The street address of the property is believed to be 109 Townsend Circle, Parsons, TN 38363, but such address is not part of the legal description of the property. In the event of any discrepancy, the legal description herein shall control.

This sale is subject to all matters shown on any applicable recorded Plat or Plan; any unpaid taxes and assessments; any restrictive covenants, easements or setback lines that may be applicable; rights of redemption, equity, statutory or otherwise, not otherwise waived in the Deed of Trust, including rights of redemption of any government agency, state or federal; and any and all prior deeds of trust, liens, dues, assessments, encumbrances, defects, adverse claims and other matters that may take priority over the Deed of Trust upon which this foreclosure sale is conducted or are not extinguished by this Foreclosure Sale.
